7.3 Access and Egress Management

The site is within approximately 6km by road of the nearest Queensland Fire and Emergency Services (Noosa
Fire Station, cnr Cooyar and Langura Street).

The proposed access easement provides an access for emergency services vehicles with three point turning
capacity.

This three point turning is at least 6m wide and 8m deep, with an inner radius of 6m and an outer radius of
12m.

Access to all sides of the buildings shall be preserved free of obstructions for fire fighters on foot.

7.4 Water Supplies and Utilities

Water supply for the development is connected to Council mains reticulated supply, however there are no
hydrants readily available for either Lot, in the event of either bushfire or structural fire. Council’s Planning
Scheme would therefore require a minimum of 5 000litres of water to be dedicated to fire fighting use at
each dwelling.

As this volume is marginal or deficient for structural fire, it is recommended that the Lot owners consider
providing a dedicated supply of 10 000litres of water, within 6m of a hard stand area which is accessible to
fire fighting vehicles. When held in a tank, it should be fitted with a 50mm male camlock coupling and
ballvalve to facilitate access by emergency services. This water reserve should be supported by a pump that is
powered independently of mains electricity supply. Water supply outlets shall be located within 10m of the
building, and away from any potential fire hazards such as venting gas bottles.

The same tank may be used for both fire fighting and domestic water supply, by using different offtake points
as shown in Figure 18 below.

Figure 18. The same tank can be used to supply both water requirements.
