PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 APRIL 2022
f) be consistent with the predominant character of the surrounding area; and
g) protect the natural character and avoid adverse impacts on ecologically important areas such
as national parks, waterways and wetlands.
There is a mix of setbacks in the street, but the average of existing setbacks are those of the
existing building. It is noted that the existing setback is consistent with the neighbouring duplex at
20 Kingfisher Drive on the southern side and setbacks of properties along Kingfisher Drive north
of the site.
The building is proposed to increase in size and intrude further into the front setback which will
appear bulky when viewed from Kingfisher Drive and Brolga Place. The deck extension and
roofline will result in a building further forward of the neighbouring duplex’s upper floor which will
be imposing to Kingfisher Drive and the corner of Brolga Place.

Table 1 below details the proposal and what was permitted under the scheme at the time of the
approval and the Noosa Plan 2020 gross floor area and site cover requirements.
