SPL-0617-040185 Meeting minutes Coastal Management District 1. The development site is located within the coastal management district and erosion prone area. 2. The site is protected from coastal impacts by approximately 100m of vegetated reserve. 3. The vegetated area on proposed Lot 711 will be retained to protect Burgess Creek. This area on the northern portion of the site has been identified as MSES – Regulated vegetation (wetland). This MSES relates to a regional ecosystem that intersects with a wetland shown on the vegetation management wetlands map. This is a result of updated MSES mapping that was not available at the time of the pre-lodgement meeting on 30 June 2017. Nevertheless, impacts to this MSES will need to be addressed against PO16 of State code 8. Please demonstrate how impacts to MSES will be avoided. If this is not possible, please demonstrate how impacts are minimised. You can request an environmental report online which identifies the MSES mapping for the subject site at the following website - https://environment.ehp.qld.gov.au/report- request/environment/. 4. Although not a requirement of EHP, the proposed covenant detailed on the subdivision proposal plan is supported. EHP will not impose a covenant condition for the vegetation buffer adjacent to David Low Way; however the advice provided by EHP relies on the information provided to date, particularly with regard to the retained vegetation at the northern part of the site. 5. The plans submitted as part of the pre-lodgement meeting are sufficient to be submitted as part of a development application to EHP for assessment. 6. The applicant stated an erosion report had been prepared and would be provided as part of the application documents. 7. A future development application will be required to address the performance outcomes in Table 8.2.1 of State code 8: Coastal development and tidal works of the State Development Assessment Provisions (SDAP), version 2.0. It is considered that the above summary is an accurate record of the matters discussed at the pre-lodgement meeting. The following information is provided as further advice prepared subsequent to the meeting: Application Fee – Coastal development 1. For a future development application for reconfiguring a lot within a coastal management district the referral fee prescribed under the Planning Regulation 2017 is identified in schedule 10, part 17, division 3, table 1, item 8 (c) - $6260.
