Thanks for the email. I won’t stop the clock today if you agree with our response, time is of the essence for my clients, they have civil contractors booked in and can’t afford a delay with the Approval.


1.	
	My clients agree to the removal of MCU caretaker's accommodation. (I’ll need to amend Form 1) Council can Condition plan amendments. Lastly, will my clients receive a credit.

	 Our conversation in the pre lodgement pertained to Wearhouse uses fronting Taylor Ct ( impact assessment), no Wearhouse MCU was lodged.

	RE: Transport Depot - Other Councils have ( transport Depot) / contractors depot as accepted development in industrial zones in existing buildings, because it’s a compatible industrial zone use that provides small contractors a lawful premises to operate from, with no issues. 

	We need to understand why Noosa is treating it like it’s a new concept in industrial buildings / zones. My clients have lodged a code Transport depot to ensure a mix of local business can benefit from the development approval, not just industry business.  Transport Depot is a consistent use in all of Noosa’s industrial zones and should be approved.   

	For discussion, the tables below from other neighbouring Councils.  Example of small Contractors include, carpenters, painters, electricians, plumbers, small earthmoving Pozi Pro services, tilers, bricklayers, roofers, soil testing contractors with small ground drills (trailer or ute mounted) etc.  These contractors can park their trade trailers with tools, trade equipment, and store small trade machinery away from their homes.  There are many young trade contractors living in multiple dwellings in Noosa with no parking for their work trailers / or space for their business machinery / tools etc.  It’s important Noosa cater to local contractor businesses too in addition to the industrial businesses.

	Alternative - Only approve Contractors Depot over a select portion of premises (in agreement with Council) AND the balance hardstand area while the development is constructed in Stages.  
	
	

      E.g.  Include a Condition that identifies which premises permits a transport Depot use, to be identified and included in the future Community Title CMS to manage. 
                   
And 
           Include Condition allowing the balance lot hardstand to be used a transport Depot prior to commencement of the Approval, per Stage - this Condition can also be included in the            future Community Title CMS.

	Lastly, condition the any Engineering amendments, to prevent another Further Advice and further delays.

While I appreciate that the application is not Impact assessable, comparable developments or established business models are requested to be provided to gain greater context to operations. I recall that this information was shared at pre-lodgement stage, it would be appreciated if this could form part of the application material.

 

I’m afraid we are quite understaffed at the moment, so I have not been able to obtain formal confirmation that no further engineering items are required, however I wanted to ensure you received the above information in the interim.

 

Council seeks your agreement to stop the current period while awaiting additional information as contained in the Further Advice.
