3.       SITE DESCRIPTION
The site consists of four (4) rural lots which are mostly cleared land for rural pursuits. The site
is bounded by Lake MacDonald Drive to the south-east, residential development to the south-
west and north.

Two watercourses run through the site as shown on Drawing Number 1225-50 Revision A.
The watercourses join just downstream of this development and eventually flow to Six Mile
Creek, a tributary of the Mary River. This site is subject to the ponding of floodwaters. The Q100
year ARI flood levels indicate that the extent of flooding does not impact on the proposed lots,
as shown in BSM Flood Report in Appendix 4.

The Cooroy and Lake MacDonald Biodiversity Overlay (Map OM3.1) from the Noosa Plan also
shows that these watercourses are subject to Riparian Buffer Areas along most of their lengths.

These two watercourses are tributaries of Six Mile Creek and shall hereafter be described as
the eastern and western tributaries (see Drawing Number 1225-50).

3.1      Proposed Works

The overall proposal is to reconfigure these four lots into a total of 57 lots. The overall
reconfiguration will include:

        Construction of new roads;
        Construction of pathways;
        Allotment shaping;
      Dedication of parkland – active and passive, including riparian buffer areas; and
      Construction and provision of services.

As a result of these works stormwater drainage and treatment devices are required to drain the
site, attenuate flows and treat stormwater runoff to acceptable levels.

Figure 3.1 shows the stormwater layout for Stage 1 and 2 (already completed), Stage 3 and
Stage 5 while Figure 3.2 shows the stormwater layout for Stage 4.
