         Condition 3 – given the change made with the retention of the NJKHTs within the mapped Koala
          Habitat Area (KHA) there is no need to provide a Koala Management Plan, consequently, the
          condition can be deleted.
         Condition 4 – Given the 19 NJKHTs within the Core Koala Habitat Area are being
          retained, there is no need for an environmental offset to be provided and the condition
          can be deleted; and
         Condition 5 – Given the retention of vegetation within the mapped KHA condition 5 can be
          deleted.

Traffic Management and Pedestrian Connectivity
     Condition 7 - this condition can be amended to reflect the new Site Plan (drawing number
        DA1.00) and Entry Link Level Plan, (prepared by Marchese Partners, drawing number DA1.01)
     Condition 8 - this condition can be amended to reflect the new Entry Link Level Plan, (prepared
        by Marchese Partners, drawing number DA1.01)
     Condition 9 - this condition can be amended to reflect the new Entry Link Level Plan, (prepared
        by Marchese Partners, drawing number DA1.01)


Conditions
Under section 56(1)(b)(i) of the Planning Act 2016 (the Act), the conditions set out in Attachment 1 must
be attached to any development approval.

Reasons for decision to impose conditions
The department must provide reasons for the decision to impose conditions. These reasons are set out in
Attachment 2.

Advice to the assessment manager
Under section 56(3) of the Act, the department offers advice about the application to the assessment
manager—see Attachment 3.

Approved plans and specifications
The department requires that the plans and specifications set out below and enclosed must be attached
to any development approval.
