1.       Introduction
Moffatt & Nichol has been engaged by the trustee of the 33 Ross Crescent Family Trust, the owner of 33
Ross Crescent (Lot 6 RP216711), Sunshine Beach to respond to a request for further information issued
by Noosa Shire Council dated 19 December 2024 in relation to a development application. In the request
for further information, Noosa Shire Council requested that the coastal hazards assessment report prepared
by Royal HaskoningDHV (RHDHV, 2024) be updated with the revised assessment.

The assessment provided herein addresses the request for further information issued by Noosa Shire
Council and provides an updated version of the coastal hazards assessment for the subject property
previously prepared by Royal HaskoningDHV (RHDHV, 2024).

The owner intends to demolish the existing house and construct a new house on the site. The site is subject
to coastal planning constraint layers and this coastal hazard risk assessment is required to address the
assessment requirements of Noosa Shire Council.

The assessment reported herein provides a site-specific assessment of erosion hazard risk, including a
site-specific assessment of the erosion prone area width and an assessment of the beach erosion likely to
occur due to an extreme storm event. Accordingly, it provides an estimate of erosion vulnerability along
this section of beach and will be used to address the assessment criteria considered by Noosa Shire
Council. It should be noted that that the reported erosion prone area is an estimate of erosion vulnerability.

For this development application, an extreme event consisting of; a 100-year ARI storm tide level, sea level
rise of 0.8m and a 100-year ARI significant wave height has been adopted. An additional assessment of
short-term erosion associated with a storm tide level of 1.79m AHD has also been undertaken to address
the request for further information issued by Noosa Shire Council.
