Response to sub-item 18:
A full response and additional detail with accompanying cover letter is provided by Cambray
Consulting and included in Appendix F. The following summarises the response to sub-item 18.
Section 5.0 (pg10) of the revised traffic assessment has considered the current conditions, the
potential land uses for each tenancy and the specific configuration and format of uses.
In summary, the findings include:
• An updated swept path and servicing assessments have been prepared and are included in the
revised Traffic Impact Assessment;
• The proposed servicing strategy is appropriate for the proposed development; and
• The development can accommodate independent servicing for the larger showroom tenants with
shared loading areas available for the smaller retail tenancies.
The traffic generation aspects are covered in Section 9.3 of the report and conclude that the net
change in traffic demands as a result of the Proposed Development will be relatively minor when
compared with the Previous Approval. It is noted that no external road network upgrades were
required as part of that application. The key factors include:
• The office uses on site are not expected to generate significant vehicle trips during the weekend;
• The food and drink outlet tenancies on site are expected to provide an ancillary function and
therefore not expected to generate significant vehicle trips during the adjacent road peaks; and
• That not all trips will be new to the local road network, with some trips to and from the
development from motorists travelling past or in close proximity as part of another trip (e.g.
travelling home from work).
Overall, the proposed development is expected to generate approximately 220 fewer trips that the
previous Masters approval in the Saturday peak period. The development is also expected to generate
comparable trips to this approval in the Thursday PM Peak.
Accordingly, as the proposed development is expected to generate lower traffic volumes that the
previous approval, no road network upgrades are considered to be required to support the proposed
development.

The traffic report recommends that servicing by HRV’s and AV’s occur outside of peak trading times
due to manoeuvring space requirements. This raises concerns
