To the north west corner of the site located within the northern vegetation covenant area (Covenant AA), flood depths of up to 1 metre occur in the 1% AEP event. At the legal point of discharge a depth of approximately 400 mm occurs in this event. External localised flooding is also evident spilling across Eenie Creek Road which is inundated to a depth of 300 mm in the 2% and 1% AEP events. This section of the road conveys runoff from an external catchment to the north which then flows down the road embankment into the northern portion of the development site. It is noted that flows from catchments to the north west of the site, draining through No 3 Commerce Court and Easement G on RP230888 via the existing 750 mm RCP will be captured by the future site drainage and routed through the site discharging to Covenant AB. These flows are currently discharging directly to the site. The post development conditions have managed the existing site conditions where practical. As mentioned previously, the development site is subject to flows from several external catchments, some of which discharge via a potentially non-compliant stormwater outlet. In coordination with and based upon feedback from Council’s hydrology consultant, Leon Rowlands of Switchback Consulting, revised modelling and assumptions have been completed, refer Appendix H. For the matters raised in sub-items 40 and 41 the catchments used to calculate flows in the hydrological model are shown in Figure 4-1. Catchments to the west and north of the site mentioned above are clearly shown in Figure 46 below. Ltr-20190925-IR Response-Noosa Marketplace_FINAL 75
