14th December 2020 Noosa Shire Council The Chief Executive Officer 9 Pelican Street Tewantin QLD 4565 Via email: [email protected] ATTENTION: Planning and Development Assessment Submission Against Development – Proposed Material Change of Use to Establish Short Term Accommodation (MCU20/0115) 3 Robert Street, NOOSAVILLE 4566 Lot 3 on RP 87781 Dear Assessment Manager, RG Strategic has been engaged by Russell Leary of 7 Robert Street, Noosaville 4566 to make a submission against the abovementioned development application(MCU20/0115). We do not support the use due to the potential impact the proposed use will have on the surrounding properties, including degradation in amenity associated with the potential noise from the guests. Whilst Robert Street is located within the Medium Density Residential Zone, the predominate built form along the western side of the Street consists of low-density single dwelling residential housing. As such we do not consider the proposed Short-Term Accommodation to be an appropriate nor compatible use in relation to the existing uses. If Noosa Council is to approve the proposed Short Term Accommodation use, we ask that elements regarding residential amenity, possible noise impacts, and carparking are considered. To ensure that the existing residential amenity is preserved, we ask that the assessment manger consider imposing the following conditions on the development: • A condition regulating the hours of use of the outdoor areas, • A condition requiring that the property manager’s details be provided to the surrounding landowners and that the manager is available 24 hours, • A condition requiring all carparking is to be contained on site, and • A condition regulating that the proposed use is not to be used as a party house.
