Planning Application
Attached to the e-mail REC16/0007 Boundary Realignment Application - 183 Blanckensee Road, Black Mountain.
4.0 Proposed Development
4.1 Development Overview
This application seeks approval for a Development Permit for a
Reconfiguration of Lots by Rural Boundary Realignment (2 Lots into 2 Lots) on
land described as Lot 2 on SP233312 and Lot 245 on MCH254, situated at 183
Blanckensee Road, Black Mountain and 549 Middle Creek Road, Federal.
The Plan of Development, Plan No. 54649 has been prepared by Murray &
Associates (Qld) Pty Ltd and is included within Appendix C of this report.
The proposed boundary realignment has been logically designed to
consolidate the existing rural land. In this regard, proposed Lot 245 comprises
an existing dwelling and the rural land balance, whilst proposed Lot 2
comprises an existing dwelling on a smaller rural land title.
It is acknowledged that the proposed new boundary will dissect a small
portion of native vegetation area. It is considered that the boundary
realignment results in a more favourable environmental outcome as less
existing on-site vegetation will be traversed by a boundary.
In this regard, the proposal results in a logical boundary realignment which
consolidates existing rural land by locating one of the existing dwellings within
proposed Lot 2 and creating a larger land title which will contain the existing
ecological site features and the remaining dwelling.
4.1.1 Proposed Allotment Areas and Road Frontages
The subject sites incorporate a total combined area of 97.383ha, and
following approval of the proposed boundary realignment, the following areas
and road frontages will apply for each newly created allotment:
