Bushfire Hazard Assessment & Management Plan v2 NCES REF: J000542 Lot 9 on RP225312 — 100 Cooyar Street, Noosa Heads the firebreak was deemed a high priority recommendation from a hazard assessment conducted by NCES on the existing site. The resultant fire break currently exhibits low threat vegetation conditions but is subject to native flora regeneration including strong regeneration of Blechnum indicum along the eastern limit of the fire break. This regeneration will require on going management until the seed bank is exhausted and permanent grass cover can be facilitated (refer Plate 17). The approved fire break will provide the site with a formal fire break separating the buildings and adjacent hazardous vegetation. The fire break provides the opportunity for RFS vehicle access along the entire north, east and south peripheries of the site subject to installation of a stormwater crossing point next to the central eastern elevation of the building. The fire break trail will connect to sealed access services roads and then Cooyar Street to the north-west and Langura street the south-west. Given the gentle grade of the fire break (1 degree) it is expected that emergency access to the hazardous vegetation would be readily available. Additionally, formed (sealed & unsealed) fire breaks are currently available to the south of the site (refer BF04 green linework). These fire breaks can be accessed via Langura Street offering alternative emergency access to the adjacent bushland. No further fire break requirements are deemed necessary. “heer Ke pe oe ny aa: Plate 17 - Cleared fire break adjacent to the sites north-eastern (left) and south-eastern (right) boundaries. 5.5 Vehicular Access Development in bushfire prone areas should be serviced by safe access/exit points for both occupants and emergency services personnel. The Ozcare site is currently served by the existing sealed site access points at the northern end of the site via Cooyar Street and the southern end of the site via Langura Street. The proposed development retains the existing access arrangements. Emergency access to the bushland edge can therefore be gained from main entry/exit point adjacent to the site’s northern boundary and from the sealed access road (bitumen) stemming from Langura Street to the southwest of the site (refer Plate 18). © 2023 27
