RFI - Attachment 5 - Landscape Concept Plan
The Development relies on the retention of existing natural vegetation and natural features for their ecological, aesthetic and cultural values.
The plantings are of a scale and density commensurate with building height, bulk and scale.
The landscaping enhances visual privacy for dwellings, buffers development and conflicting land uses, and screens services and storage areas.
Landscaping species are chosen and established in a manner that promotes longevity and ease of maintenance, such that species:
are predominantly those naturally occurring in the area;
suit local soil, climate, aspect and the site situation; and
contribute to the habitat of local wildlife.
Item 14
See Landscape Plan and report
Item 15
Soft scaping percentage = 100%
There is no proposed hardscaping. All the ‘Landscape’ works are to screen and improve amenity.
The only construction proposed is for the provision of services, i.e. driveways for access, water tanks for fire protection, fencing for fire protection.
Item 16
All proposed species take in consideration the Bushfire Risk Assessment and Bushfire Risk Management Plan (Bushfire Plan).
All species along outer boundaries are of a fire retardant nature and the plantings near homes are low shrubs and grasses with no overhanging branches as
recommended in the Bushfire Plan.
The only sizable tree species are planted outside the ring road which acts as a fire buffer.
Item 17 and 18
Amenity - screening
See attached Landscape plan
Primarily tall and narrow species have been selected due to the constricted space available and keeping fuel loads low, whilst providing the required screening.
Fire retardant species have been selected.
