The location of the dwelling will necessitate removal of vegetation in the biodiversity overlay area. You will be required to submit a Material Change of use application for the dwelling. The appropriate form is attached and the fee is $2242. Please submit the bushfire report with the application. You can email your application to [email protected]
With the application, I would suggest that you provide justification around locating the dwelling so far into the site, which result in additional clearing of vegetation for access. If there is no reasoning, I would suggest you locate the dwelling closer to the front boundary, noting the setback requirements is 10 metres from the front boundary. Additionally, if there are other structures to be located on the site, eg. a shed, please indicate the location as well, so this can be considered as part of the application. This is because any building works requiring vegetation removal triggers an application.

Thanks for taking my call.
See attached building plans with proposed site plan and bushfire report.
The bushfire rating is BAL FZ at the moment we would like to try reduce this to BAL40 to make the project feasible for the owners.
Northcoast Enviromental Services have suggested we contact you to find out the rules around clearing this land due to the overlays on the block.
We would like to understand if there is an application we can make to gain permission to clear some of the vegetation to make this possible.
