To: The Assessment Manager Noosa Shire Council. RE MCU23/0019 Development Application for Short Term Accommodation situated at 2A Woongar Street Boreen Point, Lot 16 RP 112348 From: David Hanby – Boreen Point I object to the application for a Material Change of Use for this property. EXISTING STA CAPACITY – Boreen Point and the surrounding already has substantial capacity for various types of accommodation including: Camping & Caravans at Boreen Point Campground – Approximately 400 guests The Apollonian Hotel, Lake Cootharaba Motel and various registered STA options for a total of approximately 145 guests The Habitat Noosa facility at Elanda Point has a combination of glamping, Caravan and camping options for over 600 guests. NOOSA PLAN 202 - The potential for another 10 guests in a house that backs onto and will have negative impacts on 11 adjacent residential properties does not meet the Noosa Plan 2020 objectives as stated “Development contributes to the lifestyle and amenity of residents of the Hinterland Villages and their surroundings” BUSHFIRE - The 2A Woongar property sits within the Noosa Council Bushfire Prone Area and has limited access. As a prior member of the Boreen Point Rural Fire Brigade I have experienced the difficulties involved in controlling a fire on this property and believe that the addition of extra people and vehicles on a regular basis will increase the risks to people and property. “PARTY HOUSE” POTENTIAL - Given that the house is not visible from the road I question how visitor numbers will be controlled. Boreen Point already has problems with STA’s with visitor numbers above those registered for the properties. ENVIRONMENTAL CONCERNS – The lake front at Boreen Point has suffered considerable damage over the last few years including tree damage from fires on beaches, rubbish and dogs and cats. Given the potential for large parties at this property I believe there will be damage caused to the lake front as well as risks to fauna caused by off leash dogs and cats that will inevitably be brought to the property by guests and their friends. PRECENDENT - Should this property be allowed to operate as a STA facility a precedent is then set for the adjacent property which is a similar zoning, Council should therefore be mindful of the potential precent that could be set and the difficulties that may be created for rejection of more STA in the future. Most residents moved to Boreen Point to enjoy a quiet village atmosphere. On the basis that approval of this MCU application would set a precedent for further STA’s in Boreen Point, I request that Council rejects this application.
