The application has not provided sufficient information in order to address bushfire hazard which
affects a large portion of the site to the north and a small portion to the south. Additionally, no
information has been provided regarding the capacity of two existing onsite effluent disposal
systems and their ability to continue servicing the development without causing environmental
harm. A Preliminary Approval only is recommended, with conditions requiring a further code
assessable application to be submitted to address the outstanding bushfire hazard and effluent
disposal issues.
