The application is before Council as two properly made submissions were received during the
public notification period, and the site is prominently located along Gympie Terrace.


2.   SITE DETAILS
2.1. Background
Historically, a single detached dwelling was located on each of the two lots subject to the
application. In 2004, a Building Approval for Demolition of the existing dwellings was granted.
The land has remained vacant since the removal of the detached dwellings in 2004.
2.2. Pre-lodgement Discussions
A pre-lodgement meeting was held on 14 February 2019, attended by Council’s Development
Planner and Coordinator Engineering, and the Applicant’s representatives including Martoo
Consulting, SCG Consulting Engineers and Chris Clout Design. Council’s Development Planner
raised planning issues such as building height, gross floor area, built form and setbacks that
would need to be addressed in the application.
2.3. Site Description
The subject site comprises two vacant lots, rhomboid in shape, and totalling 1,083.68m2. The site
is relatively level, with a large mango tree, macadamia tree and golden cane palm located in the
south eastern portion of the site.
