PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 6 AUGUST 2019

The pertinent issues arising out of the assessment are discussed below.
Height
Probable Solution S8.1 of the Noosaville Locality Code allows a maximum building height of 12
metres and not exceeding 3 storeys, although presenting only 1-2 storey façades to Gympie
Terrace. The applicant proposes the roof to exceed the 12 metre height limit, to a maximum of
12.48 metres, and 3 storeys presenting to Gympie Terrace. Figure 4 shows the 12 metre height
limit and areas of non-compliance. The 480mm height intrusion relates to the two skillion portions
of the roof, being the northern most 5 metres of the roof, which angles upwards at a 4 degree
pitch towards the road frontage. The area of intrusion is setback 7.95 metres from the road
frontage boundary.

                                     Figure 4 – Height Intrusion

The applicant states:
‘This height is a direct result of the minimum floor heights relating to flooding and the
design providing for a pitched roof form.’
Discussions in the pre-lodgement meeting indicated that as a result of fill required to mitigate
flooding issues, a minor dispensation in maximum building height may be considered
appropriate.
The design of the development is consistent in bulk and scale with the surrounding development,
which presents as 3 storeys to Gympie Terrace, including Wai Cocos on the adjoining property to
the west, and The Regatta on the adjoining property to the east, being 3 storeys with a fourth
level terrace on the common boundary. The development will not visually dominate the street or
surrounding spaces, and is well articulated with strong design elements to provide an interesting
streetscape.
