PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 6 AUGUST 2019

Under the New Noosa Plan, maximum building height, roof form, privacy and access to sunlight
provisions are equivalent or similar to the requirements under the current planning scheme. The
new scheme does however include a statement that buildings may now appear ‘no more than
three storeys from any elevation’ if located on Gympie Terrace.
Side setback provisions for the Tourist Accommodation Zone under the draft planning scheme
accord with the current setback provisions within the Detached Housing zone, being:
 1.5 metres setback up to 4.5 metres height;
 2 metres setback between 4.5 metres - 7.5 metres height; and
 2 metres plus 500 millimetres for every 3 metres or part thereof above 7.5 metres height.
The proposal would comply with the new side setback provisions, however Level 3 would not
comply with the front and rear setback requirements, as they remain as per the current scheme
provisions.
