1.0 INTRODUCTION
This report presents the results of a geotechnical investigation carried out by Core Consultants Pty Ltd
(Core) for a proposed commercial development at Lot 22 Hofmann Drive, Noosaville (‘Medihub’).
The work was carried out for Stockwell Design and Construction, in accordance with our proposal Q003643-
002-L-Rev1, dated 19 July 2022.

2.0 PROPOSED DEVELOPMENT
The proposed development is understood to include a two-level building over a double-level basement car
park (requiring about 6 m of bulk excavation), with an at-grade car park/driveway along the eastern
boundary.
The proposed development layout is shown on the attached Figure 1 (Appendix A), and in Image 1 below.

Image 1: Extract from Buchan drawing A-DA-2000 (revision E) showing the proposed development.

3.0 SITE DESCRIPTION
The site comprises Lot 22 on Hofmann Drive (refer Image 1 below) and covers an area of about 1,700 m2.
It is bounded by Hofmann Drive to the west, remnant vegetation and Eenie Creek Road to the north, and
retail development elsewhere.
At the time of the investigation, the site mostly comprised a gravel carpark/laydown area, with short lawn
grass around the perimeter.
The site is generally flat, at about RL 10 m AHD.
General site conditions at the time of our investigation are shown in Photograph 1.
