Have provided an extract of Rowena’s comments fyi. “Should the land not be needed for sport and recreation purposes the preferred use of the site would be residential purposes and specifically multiple housing. However my chief concern with this application is that the proposal would appear to be an underutilisation of such a well-positioned site. The site is well positioned within a short flat walk of a multitude of services including transport. Given that Cooroy is already dominated by low density detached dwellings of 3 or more bedrooms a higher number of smaller dwellings would improve housing choice and be of far greater community benefit. The need for small dwelling units is illustrated by the 23 one and two person households on the waiting list for social housing in Cooroy.” Have your clients considered some 2 and 1 bed units on site. It would be a possibility to have 2 of the lowset QLD’ers and 2 x 1 bed units and 2 x 3 bed high set units. It would appear there enough site cover and GFA, density possible. Still utilise the 4 QLD’ers totalling 2 x 3 beds, 2 x 2 beds and 2 x 1 beds units. Call to chat.
