        Attention: Development Services

Dear Sir/Madam,

REQUEST FOR MINOR CHANGE TO EXISTING DEVELOPMENT APPROVAL -
DEVELOPMENT PERMIT FOR BUILDING WORKS (HERITAGE) AT 13 RECTORY
STREET, POMONA (LOT 11 & 12 ON RP43995)

Further to our recent Correspondence with Patrick Murphy, on behalf of the applicant, please find
enclosed a request for a Minor Change to development approval to be assessed by Noosa Council.

This request for a Minor Change under s78 of the Planning Act 2016 is in accordance with the definition
of a Minor Change (Schedule 2 of the Planning Act 2016) and it is considered that the change does not
result in a substantially different development.

Please find enclosed the following documentation to facilitate Council’s assessment of the request:

    ●   DA Form 5;
    ● Current Decision Notice; and
    ● Proposal Plans prepared by antoniajayne Design.

The relevant Council fee will be paid once a reference number has been provided.

PROPOSED CHANGE TO APPROVAL

The applicant seeks an amendment to the approval to amend the building height to a small extent of the
main roof pitch. The amendment is required to accommodate structural beam sizes to the understorey of
the dwelling house. The sizing of the required beams increases the external height of the existing house
to 8.2m at the highest point of the roof pitch. The dwelling house maintains the existing 20° roof pitch as
the site is within the Character area of the Heritage and Character area overlay code. The extent of the
roof pitch and extensive roof cavity of a Queenslander style home, coupled with modern structural
building legislation has made it difficult to build underneath the existing dwelling house and keep within
the 8m height requirement.
