                      b. Updated modelling is to be based on basin routing procedures (as described in QUDM
Section 5.6.2), with full details of the basin outlet structure provided.
                      c. Analysed durations, (for which no increase in peak flows is to be achieved for the post
development condition compared to pre-development), are to include the critical
durations for the waterway through the urban areas of Cooroy downstream of the site.
                      d. The design is to achieve the Waterway Stability design objective of the SPP Appendix
2 Code: Water Quality, which requires the peak 1-year ARI event discharge within the
receiving waterway to be limited to the pre-development peak 1-year ARI discharge
                              Stormwater Drainage 1.
               17. The site must be provided with a stormwater drainage system connecting to a lawful point of
discharge. The works must be undertaken in accordance with an Operational Works approval
and the Queensland Urban Drainage Manual, and must include in particular registration of
drainage easements (where relevant) and the use of gravity stormwater drainage and not
                      surcharge pits.
               18. The surface levels of all lots (excluding drainage reserves) must be constructed to provide
flood immunity. The works must be undertaken in accordance with an Operational Works
approval and must include in particular surface levels that are higher than each of the
following: (a) the local 1%AEP flood level at year 2100 (plus freeboard) (b) the regional
1%AEP flood level at year 2100 (plus freeboard)
                      Services
               19. Underground reticulated electricity and telecommunication services must be provided to
each lot in accordance with an approval for Operational Works and the standards and
requirements of the relevant service provider.
               20. Unless otherwise stipulated by telecommunications legislation at the time of construction, the
development must be provided with all necessary conduits, pits and pipes to accommodate
the future connection of optic fibre technology telecommunications.
               21. Certification must be submitted to Council from all relevant service providers (Energex, NBN
and Unitywater) which certifies that the development has met the requirements of this
Decision Notice and all applicable legislation at the time of construction.
                      Easements
               22. An easement for drainage purposes must be registered against the title of proposed Lot 8 in
favour of proposed lots 9 and 16, Lot 2 on RP113733 and Lot 1 on RP113733. However,
should the owners of either or both Lots 1 and 2 on RP113733 not agree in writing to the
                      execution of the Easement document within 60 days of a written request from the applicant;
the Easement can be prepared to benefit Noosa Shire Council.
The term of the easement must place the maintenance responsibilities on the grantor.
               23. An easement for drainage purposes must be registered against the title of proposed Lot 10
in favour of Lot 1 on RP113733. However, should the owners of Lot 1 on RP113733 not
agree in writing to the execution of the Easement document within 60 days of a written
request from the applicant; the Easement can be prepared to benefit Noosa Shire Council.
The term of the easement must place the maintenance responsibilities on the grantor.
               24. Unless otherwise agreed in writing by the relevant service provider, any public or third party
infrastructure located on the subject site must be placed within an easement registered
against the title of the property.
               25. All easements must be designed in accordance with the planning scheme and granted at no
cost to the Grantee. Where the Grantee is Council or a service authority, the easement
documentation must be in accordance with the Grantee’s standard easement terms. Draft
easement documentation must be submitted to Council for endorsement.
               26. All works must be kept clear of any existing or proposed easements on the subject land,
unless agreed otherwise in writing by the Grantee.
