Dear Sir/Madam

LODGEMENT OF DEVELOPMENT APPLICATION
DEVELOPMENT APPLICATION FOR MATERIAL CHANGE OF USE FOR AN AGED CARE FACILITY
(MULTIPLE HOUSING TYPE 3 – RETIREMENT AND SPECIAL NEEDS)

28 EENIE CREEK DRIVE, NOOSAVILLE
PART OF LOT 3 on SP246584

Please find enclosed Development Application for Material Change of Use for Multiple Housing Type 3
– Retirement and Special Needs (90 bed Aged Care Facility) with respect to the above site.

In support of the application, please find attached:
     IDAS Forms 1, 5 & 34 and owners consent;
     Development Assessment Report prepared by Project Urban;
     Architectural Plans prepared by Oksio Designs;
     Bushfire Assessment Report prepared by Covey Associates;
     Contour & Detail Survey prepared by Project Urban;
     Ecological Assessment Report prepared by Core Consultants;
     Geotechnical Report prepared by Core Consultants;
     Landscape Concept Plan prepared by Anembo;
     Stormwater Management Plan prepared by Empire Engineering;
     Traffic Impact Assessment prepared by Empire Engineering.

Payment of the application fee will be made following Councils confirmation of the application
reference and fee amount. The application fee has been calculated at $61,722, being the impact
assessable fee of $20,574 for 90 beds x 3 as an impact inconsistent use. Given the nature of the
proposal the fee is considered excessive and accordingly a fee refund/reduction is requested with the
application processing. A fee refund/reduction is considered warranted given reports commissioned
by Council have identified that a need exists for the proposed use, and which is compounded by a lack
of suitably zoned sites in which to accommodate the use. In this regard should the proposal be
supported by Council a fee refund of the multiplier is requested to bring the fee in line with that
applicable for a standard impact assessable application.

Should you have any questions with respect to the above, please do not hesitate to contact me direct.

Yours faithfully
PROJECT URBAN
