RE: RESPONSE TO COUNCIL’S REQUEST FOR INFORMATION ASSOCIATED WITH THE APPLICATION
LODGED FOR THE PROPOSED DEVELOPMENT AT 168 EDWARDS STREET, SUNSHINE BEACH
Requested Information:
Issue
Council has concerns about the design of the proposed driveway. The width of the driveway at the existing
road exceeds the maximum width for a duplex with a frontage less than 20 metres.
Information Required

and RS-050 or alternatively demonstrate the need for the wider driveway. The amended design is to
be certified by a suitably qualified persons (RPEQ – Registered Professional Engineer of Queensland)
Response
The proposed driveway is considered to be generally compliant with RS-049 for a duplex with frontage
less than 20m. The width at the boundary is 5.0m and the width at edge of asphalt is 6.20m which only
represents an additional 100mm of flare on each side of the crossover to assist with the non-standard
narrow verge width.
Requested Information:
Issue
There is an insufficient amount of spot levels and grades along the northern side of the driveway for Council
to make an assessment. Council has concerns about the risk of pooling and direction of water along the
proposed driveway.
Information Required
2. Provide additional detail on the access driveway. The detail must be prepared by a suitability qualified
persons and include, but not be limited to:
2.1. levels and grades of the access driveway;

2.3. the transitions to the adjoining verge areas. Please note that the transitions must not create
trip/fall hazards and Council does not support private retaining structures in the road reserve.
Response
There is considered to be adequate information on the civil plans to determine the intended grading of
the crossover and internal driveway. The grades are not steep and are all in line with AS2890 and therefore
vehicle height templates haven’t been provided as no proposed grade exceeds 1 in 10.
Requested Information:
Issue
No Earthworks Plan and Erosion and Sediment Control Plan has been provided as part of this application.
Council notes that an earthworks approval is not included in the Operational Works application
(OPW22/0090).
Information Required

direct certification of the earthworks from the project geotechnical engineer. Earthworks & erosion and
sediment control plans accompany this response and are considered to be in line with the intent of
Tectonics’ Slope Stability Assessment report.
Requested Information:
Issue
There is insufficient information to demonstrate that the stormwater runoff from the top of the site will
be directed away from the building walls and footings as per the recommendations outlined in Tectonics’
Slope Stability Assessment report. Council has concerns with the potential impacts of the stormwater
discharge (volume, velocity) and the potential to create traffic hazards and cause scour and damage to
the road reserve. Additional detail must be provided in the amended Stormwater Management Plan that
is sufficient to address Council’s concerns
Information Required
Provide an amended Stormwater Management Plan that follows the recommendations outlined in
Tectonics’ Slope Stability Assessment report and addresses Council’s concerns. The amended Stormwater
Management Plan is to be certified by a suitably qualified persons (RPEQ – Registered Professional
Engineer of Queensland).
Response
A cut off drain is documented at the top of the rear retaining wall with indicative pipe connection to the
site LPOD (actual pipe link will be subject to plumbing construction). This is considered to adequately
address the bulk of the potential issues with upslope stormwater.
