IDAS APPLICATION
This checklist should be used for any IDAS application. Please check each of the following items before accepting an
application at the counter.
1. APPLICATION FORMS > .

4.1 Ensure that relevant items have been checked and/or completed including information regarding
applicant details along with owners consent if not current owner of land as shown on Council records.
If over multiple properties on one or more sites, consent of Body Corporate is required.

5.1 Ensure that generally at least 6 sets of the Plan of Development (5 for Reconfiguration and Operational 2
Works) accompany the application. In addition ensure that each set is complete.
§.2 Ensure that 1 of the copies of the Pian of Development is in an A3 or A4 format and is : |

6.1 Ensure that generally at least 6 copies of any report accompanies the application (5 for Reconfiguration {
and Operational Works). If the application is accompanied by a covering letter, ensure that it is
capable of reproduction.
6.2 In the case of reports, ensure that 4 of the copies is in an A3 or A4 format and is unbound.
6.3 Additionally an electronic version is preferred where possible for ease of electronic record keeping -

Note: For applications relating to a single detached class 1 building or a class 10 building (items 16, 17, 18 and 19 below, and possibly item 15), and to
demolishing, removing or rebuilding after removal (item 24 below), the referral agency assessment period for the local government is 5 days. For all other
applications the assessment period for the local govemment is 15 days (IPA, s 3.3.14 and IP Reg, schedule 4).
If no response is received from the local government within the assessment period, it is taken that the application is refused (IPA, s.3.3.16 (3)}. However, a
‘deemed refusaf' for no response does not apply for assessing the amenity and aesthetic impact of a building or structure (item 16 below).

Structural Details.
Structural Drawings
GENERAL
1. At all stages of construction including wall construction, slab preparation, concrete pouring
and roofing, whole or partly constructed house elements must be fully supported against all
short or long term loads such as wind loading, self weight material, construction equipment,
building materials and construction personnel against failure or distortion of structural
elements. Adequate care must be taken to protect construction and other personnel against
injury.
2. The structural elements have been drawn to approximate scales but sizing should not be
done by scaling off the structural drawings, the architectural drawing should be consulted for
this purpose — the structural design is my interpretation of the architectural drawings.
3, These drawings do not contain details of damp proofing, moisture barriers or termite
protection. These details should be incorporated into the structure to the relevant, current
Australian Standards, Local Authority requirements and Building Code of Australia.
4 All tradesmen should be appropriately qualified and their workmanship shall comply with
the relevant, current Australian Standards, Local Authority requirements and the Building
Code of Australia.
STEELWORK
1. Unless noted otherwise, steelwork including steel beams, steel brackets, rods, bolts, nuts,
washers, screws, nails etc shall be hot-dip galvanized or coated with an approved hot-applied
zinc-alume treatment.
2. All site welding and/or damage to the protective coating shall be cleaned back and re-coated
with an approved protection system. A protective system or remedial work shall be first
approved by the engineer before commencing.
3. In exposed areas or where specified on the drawings metal fixings shall be stainless steel
grade 304.

TIMBER SPECIFICATION All timber and connections must comply with Residential Timber Framed Construction Code AS1684.2 requirements and relevant proprietary timber manuals. Note: Where fixings are not shown nominal fixings as per AS1 684.2 table 9.4 (Nominal Fixings for Timber Members) are recommended. All exposed timbers must be CCA treated or paint protected. All bracing walls must be anchored to upper roof/floor and to lower floor diaphragms, with an appropriate anchoring system as recommended per the AS1684.2 manual. Custom made laminated beams must be installed as per manufacturer’s specifications. FOOTINGS Refer to footings and retaining wall design where appropriate - separate notes attached. WATERPROOFING.
