2.3.3 Vegetation Hazard Class 39.2 – Low to moderate tree cover in built up areas
Vegetation Hazard Class 39.2 (VHC 39.2) is present within the central extent of the site flanking the
proposed new building envelope and dominates the surrounding landscape within the assessment
area. VHC 39.2 is characterised by large rural-residential allotments with periodically slashed or
grazed areas of pasture grass with low density woody vegetation.
VHC 39.2 is attributed a potential total fuel load of 5.0t/ha and a total potential fuel load of 8t/ha.
Plate 6 depicts typical conditions within VHC 39.2.

2.4 Vegetation external of the 150m assessment buffer
The vegetation units within the site are connected to narrow vegetation corridors which form
continuous vegetation units across the landscape. Whilst much of the surrounding landscape has
been historically cleared, vegetation has generally been allowed to regrow on steeper slopes and
within gully lines, with areas exhibiting gentler slopes retained as pasture and occupied by rural-
residential land uses. The dominance of regrowth vine forest vegetation within the surrounding rural
residential landscape interspersed with cleared areas infers a generally low hazard landscape
surrounding the assessment area.
However, given the extent of bushland in the landscape and the dominant regional fire winds from
the west to north-west, there remains a risk to the site from potential uncontained wildfire originating
to the west and burning up through the open Eucalypt forest located to the west of Black Mountain
Range Road.
Plate 7 depicts the general extent of bushland habitat and dominant fire runs surrounding the site.
