The subject site forms part of a large contiguous patch of Threatened Ecological Communities
(TEC) that connects to Regional Ecosystem 12.3.4, an expansion of this TEC, which extends to
the north of the site. The development of this site fragments this TEC and as a result of the
developments footprint and bushfire requirements, modifies the regional ecosystem / TEC and
diminishes the ecological significance.

BIODIVERSITY, WATERWAYS AND WETLANDS OVERLAY & KOALA HABITAT AREA
The subject site is mapped as containing Areas of Biodiversity Significance, MSES Environmental
Values and Riparian Buffer Area under the Biodiversity, Waterways and Wetlands Overlay (refer
to Figure 15 - 17). In addition, the site is mapped by the State Government as Core Koala Habitat
(refer to Figure 18).
