Assessment
The applicant has provided the following comment in relation to PO9:
the building design is modular and appropriate for the setting, being discrete in appearance
that uses materials that will blend and will maintain the natural amenity and incorporates
the natural vegetation as an integral part of the design.
It is acknowledged that the applicant proposes to incorporate existing natural vegetation as a
part of the design (where possible) and rehabilitate the site, however as discussed above, the
proposal includes removal of existing mature native trees on site. Although the applicant has
provided a tree clearing plan, additional vegetation may be lost as a result of
disturbance/damage to tree root systems during the construction process, which may result in
the loss of the tree. As such, the true total vegetation loss cannot be known at this point due to
the time it can take for this disturbances effect to be known. As such, sufficient information is not
available to confirm the application will not result in a net loss of native vegetation.
