PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 10 DECEMBER 2019
3.3. Statutory Instruments – Planning Scheme
The application must be assessed against the whole of the Noosa Plan to the extent the
provisions are relevant to the development.
Desired Environmental Outcomes
The desired environmental outcomes are the measures for the planning scheme which seek to
achieve the overall vision for the region.
Commercial and Retail Uses
Desired Environmental Outcome 3.1.3 b)vi recognises the potential for increased floor space in
existing centres to meet changing needs providing the increase does not impact on the
successful operation of the Shire Business Centre.
The proposed development increases the overall area of the service station site but does not
increase the overall gross floor area as the existing GFA on Lot 21 in the Mary St/ Thomas St
Precinct is removed along with the demolition of the existing service station buildings on Lot 1.
The larger service station site allows for better use of the site for vehicle circulation,
manoeuvring, deliveries and waste services. The replacement of the existing service station with
a new service station will not impact on the successful operation of the Shire Business Centre.
The proposed development is considered consistent with the Desired Environmental Outcomes
for the Noosa Shire.
Locality Provisions
The subject site is located in the Noosaville Locality and falls within the Business Centre Zone.
The site straddles the boundary of the Mary St/ Thomas St Precinct with only lot 21 included in
the precinct.
Figure 7: Business Zone applies to both sites (54 Mary Street highlighted)
