Cooroy development objection 220150309
Attached to the e-mail MCU14/0056 NPM Submission Object - BP Wessel Petroleum.
Submission for 125 Myall Street Cooroy – MCU 14/0056 Development in Cooroy consisting of – Fast food, petrol station, storage facility, cabins and caravan park on rural zoned land in Lake MacDonald water catchment area. Council Link to development details below:- https://noosa- eproperty.t1cloud.com/NOOEPRPROD/(S(lpozet450elsw53fpfaj1gbg))/P1/eTrack/eTrackApplication Details.aspx?=P1.WEBGUEST&f=$P1.ETR.APPDET.VIW@ApplicationID=MCU14%2f0056 Concerns 1. How will the developer ensure the water quality of Lake MacDonald will not be detrimentally affected by impurities particularly oils and fuel that will flow overland from the site and the sites road entrance especially in heavy rain events? 2. How will the developer ensure that oil, petrol, diesel will not flow into Lake MacDonald given some people will inevitably forget to place their fuel caps on after refilling and fuel will spill onto the road for hundreds of meters upon exiting the development. This is of particular concern when it happens in heavy rain events, which is also the time it will most often occur with commuters being rushed. 3. How will the developer ensure litter from the fast food takeaway that is dropped on the roadside directly outside the development will not flow into Lake MacDonald? This will be particularly difficult to police given the development will largely be frequented by student of the local nearby high school only a few hundred meters north. 4. Given the relaxed peaceful community feel of Cooroy due largely as a result of the retail centre being all in close to the western side of the railway along with existing petrol stations, visitor accommodation and other retail services located in close proximity to each other on the eastern side of the railway it must be viewed as questionable town planning to create another retail area on the town peripheral when Cooroy has a population of only 3500 people. This will divide the town unnecessarily and have undoubted detrimental effects on the vibrant village feel along with threaten the existing businesses which are currently located in the approved business centre zones not on rural land. 5. As the proposed site is situated at the entrance to the Noosa Shire from the north it is
prudent to have the first visual impression for visitors to be on of a fast food takeaway,
petrol station, including the built form of a caravan park, cabins, and storage facilities. The
existing rural zoning and green belt would appear to be much more in keeping with the first
impression council should want to portray to visitors and locals.
6. Given the site and proposed development is:-
a. Zoned rural
b. In the Lake MacDonald water catchment
c. Is iconic in location to the entrance to the Noosa Shire
d. Is not central to other business areas
Council must reject this development in its entirety and leave the current rural zoning over the land
in place.
Yours sincerely
