Calile proposal

Apartment 6, Riverlight 8 Serenity Close Noosa Heads August 8, 2023 Noosa Council PO Box 141 Tewantin QLD 4565 RE : APPLICATION REFERENCE : 132008.176.05 We have a number of concerns regarding the proposed development at 3 & 7 Serenity Close, Noosa Heads. Traffic Engineering Report Section 7 states that traffic volumes were counted on Friday July 7 and Saturday July 8, 2022 which, being mid-winter/off season, is the quietest time of year. In peak season, traffic is regularly grid-locked from Noosa Parade/Noosa Drive roundabout right through Noosa Junction to the south and also west to RACV roundabout, which makes it extremely difficult to enter or leave Grant Street. The traffic report needs to be reviewed taking into account peak season volumes and their negative impact on accessibility to Serenity Close, Grant Street and Katharina Street. To alleviate this problem, Banksia Street should be re-opened to provide access to Settlers Cove area from the Coral Tree Avenue roundabout. Section 5.3 Access 2 – Serenity Close states “Serenity Close access... will provide access to all vehicles...” whereas our understanding was that only service vehicles were going to use Serenity Close access. 10.1 Pedestrian Access states “Formal pedestrian footpaths are provided along both Banksia Avenue and Serenity Close providing connections to the surrounding area.” This is not correct. The existing footpath in Banksia Avenue covers only about 10% on the southern side, and there is little or no path on northern side. Even now, there are often pedestrians walking on the narrow roadway. There is very little footpath on the southern side of Serenity Close. Parking – Serenity Close Parking should be restricted on the southern side to ensure easy access for garbage collection vehicles, and safe access to the apartments on the northern side. Consideration should also be given to restricting parking on the northern side either by time restriction or by resident parking stickers. Also, the proposed pedestrian access from Serenity Close should not be permitted as this will encourage visitors to park in Serenity Close rather than using on-site parking. Yours faithfully, Kerry & Colin Gregan Owners & full-time permanent residents in Serenity Close
