Issue – Sustainable Building Design Code Information regarding compliance with the Sustainable Building Design Code has not been provided. Information Required 1. Provide an assessment against the Sustainable Building Design Code demonstrating compliance. Response Please refer to attached assessment of the Building Design Code prepared by Building Suncoast Green. Issue – Articulation, materials and finishes The design is not considered to comply with Performance Outcome PO11 of the Medium Impact Industry Zone Code, in relation to articulation, materials and finishes. Information Required 2. Provide updated plans complying with PO11 of the Medium Impact Industry Zone Code Response Please refer to attached plans by Building Suncoast Green which have been revised to include vertical off-set screen above the main entry points to the building, along with continued use of panel rebates to the side boundary walls which protrude from the main face of the building. Whilst the building takes a simple shape, the subtle changes provide a design response which we consider complies with PO11 of the Medium Impact Industry Zone code by provided visual interest to the street and improvement of the existing site conditions. Issue – Mechanical plant, equipment and storage Information regarding proposed mechanical plant, equipment and storage has not been provided. Information Required 3. Provide updated proposal plans indicating proposed locations of mechanical plant, equipment and storage, in accordance with AO13.2 of the Medium Impact Industry Zone Code. Response Please refer to attached plans by Building Suncoast Green which have been revised to include a mechanical plant storage area on the roof of the building which can be accessed via pull down ladder located at the side of the building. Details of this change are reflected in Sheet 2 and 3 of the attached revised Proposal Plans.

Issue – Eastern Elevation The eastern elevation contains four large roller doors. It is not clear what the purpose of the roller doors is, noting that they are only accessible over proposed landscaped areas. Information Required 4. Provide clarification on the proposed roller doors on the western elevation. Response The purpose of the roller doors is to permit natural light and ventilation for the building. This is a typical design solution for larger buildings which eliminates operable windows and glass and provides a practical solution to generating passive air flow into a space. Please refer to the attached and revised plans prepared by Building Suncoast Green which include the omitted text to this effect. Issue – End of Trip Facilities The proposal is required to provide six bicycle spaces, in accordance with the Driveways and Parking Code. It is unclear whether the ‘Bicycle Store’ indicated on the Floor Plan is sufficient in size to comply with the requirement. Information Required 5. Provide clarification on proposed bicycle spaces, in compliance with the Driveways and Parking Code. Response Please refer to the attached and revised proposal plans prepared by Building Suncoast Green which nominates a total of six (6) bicycle parking spaces split into 2 bays at either side at the rear of the tenancy. Issue – Loading Bay It is not clear that a semi-trailer can reverse into the proposed loading bay. Information Required 6. Demonstrate that, given the existing road configuration, the reverse entry manoeuvre, as detailed in AS 2890.2-2002, is achievable. Response As part of addressing issue number 7 Empire Engineers undertook a swept path analysis of a WCV manoeuvring into the site. Whilst it does not directly demonstrate reverse manoeuvre into the proposed loading bay set down area, we believe the swept path gives reason that a similar sized vehicle can enter the site in either a forward or reversed direction or exit the site in a similar fashion. Further to this, Vision Court is not a through road and traffic is expected

to be localised for the existing and proposed businesses. As such little impact on the traffic network is expected in the event a vehicle is reversing onto the site. Issue – Waste Collection It is not clear how waste collection will be managed. Information Required 7. Noting that side lift waste collection trucks do not service on private property, provide a detailed Waste Management Plan, which must include detail, but not be limited to the following: 7.1. Number and type of bins to be collected; 7.2. Location of where bins are to be collected; 7.3. Demonstrate how stormwater will not enter the wash bin area; 7.4. Provide details of the bin wash area’s connection to sewer infrastructure; 7.5. Type of vehicle required for the collection; 7.6. Provide travel paths for the required waste collection vehicle, demonstrating how it will manoeuvre on site without having to use more than a 3 point turn to turn around. Response 7.1. Number and type of bins to be collected; The proposed bin enclosure has been designed to accommodate 2 x 1.1m3 bins which can be collected via a front collection WCV. If 2 x 1.1m3 cubic bins are not considered suitable by the future tenant of the premises than the equivalent quantity of 240L bins will be requested and utilized. 7.2. Location of where bins are to be collected; In the proposed screened bin enclosure located at the front of the site adjacent to the proposed driveway. 7.3. Demonstrate how stormwater will not enter the wash bin area; Please refer to the attached and revised Building Design and Civil Design plans which highlight a bunded wash down pit, the bunded sides ensure stormwater cannot access the pit which is only intended for bin wash down. 7.4. Provide details of the bin wash area’s connection to sewer infrastructure; As above and per attached and revised Civil Design plans prepared by Empire Engineers. 7.5. Type of vehicle required for the collection; Front loaded WCV if 1.1m3 cubic bins utilized, alternatively side collection (kerb collection) WCV if 240L wheelie bins utilized. 7.6. Provide travel paths for the required waste collection vehicle, demonstrating how it will manoeuvre on site without having to use more than a 3 point turn to turn around. As per advice note provided, it is understood waste collection vehicles do not service on private property, however the attached vehicle movement analysis within the Civil Design plans demonstrates access and egress can occur if need be.
