The applicant has provided the following documents in support of the development:

      Alteration to Existing Detached Dwelling – 42 Seaview Terrace, Sunshine Beach 4567,

2.      SITE DETAILS
2.1. Background
Council approved Development Approval 51987.2951 (TPC 1918) for a dwelling in a Sand Dune
Problem Area (Coastal Management Control District) on 7 July 1987.
The development was approved up to 9m in height and with a front setback variation. A small
portion of the upper level living room and balcony cantilevered between 2.5m and 3.5m seaward
of the Coastal Building Line, noting the intrusion seaward of the Coastal Building Line is limited to
the cantilevered portion. Figure 3 below is the original plan showing the extent of the encroachment
and Figure 4 shows the Coastal Building Line, the subject site and surrounding properties.
