Planning Economic Report MCU13/0087 (attachment to Email 4 of 5)
Section 6: Economic impact
As previously estimated, net employment resulting from the proposed
development is expected at 62 net jobs. Based upon the ABS employment
multiplier for the retail industry (of about 1.6) we estimate this would also lead to
a further 25 multiplier induced jobs.
The proposed development will therefore result in a significant stimulus to the
Noosa Heads economy, with an estimated 120 jobs in total.
6.3 Consideration of trading impacts
A number of factors need to be taken into account in determining the likely
trading impacts and subsequent consequences arising from the proposed First
Choice liquor store, on other retail facilities within the trade area.
The following analysis presents a projection of the anticipated impacts on other
retail liquor outlets in the trade area, and also considers the resulting average
trading level for all retail liquor outlets.
The impacted retailer has a number of possible actions which it may take in order
to mitigate the extent of the impact or may eliminate it all together. Expansions
and improvements may be undertaken at other developments throughout the
trade area, and all of those factors can change the nature of the impact of the
new development.
Impacts on retailers within the MTA
Table 6.3 compares the sales likely to be generated by existing trade area
retailers from 2012-2018, both with and without the proposed First Choice liquor
store. All figures are expressed in constant dollars and include GST.
