Planning Economic Report MCU13/0087 (attachment to Email 4 of 5)
Section 6: Economic impact
• The resultant average turnover levels, both before and after the proposed
development, are also shown. Large format stores (currently only the Dan
Murphy’s store), is currently estimated to trade at around $15,300 per sq.m,
and expected to continue above $10,700 per sq.m going forward.
• Sales for all stores are expected to continue sales growth post this period, with
stronger potential for an improved tourist and visitor sector post the recent
decline in tourist numbers over the past few years.
Given all of the above, there is no reason to be concerned that any trading
impacts experienced by the proposed liquor facility in Noosa will threaten the
capacity of any one of those existing stores to continue operate successfully in the
future.
6.4 Net community benefit
There are many economic and social benefits that are likely to arise from the
development of the proposed First Choice liquor store and adjacent hotel. These
benefits can be summarised as follows:
• Refurbishment of an existing social venue.
• Providing greater shopping choice, amenity and local convenience.
• Stimulating additional employment opportunities and future salary and wage
earnings in the local area.
Against these benefits, some impacts are projected for existing trade area
retailers, as well as for other nearby retailers more generally. These impacts,
however, are only for surrounding liquor traders, and are not considered likely to
largely threaten the ongoing viability of any existing retailers or centres.
Thus, it can be concluded that a significant net community benefit will result from
the development of the First Choice liquor store and hotel style hotel as proposed.
