Submission to NOOSA COUNCIL

13 August 2023
RE _application 132008.176.05. your reference 16L044
CALILE RESOET and HOTEL
3-7 SERENITY CLOSE
NOOSA HEADS 4567

Michoel and Foye Bergin c/- opartment 77 /2 Serenity Close,
make the following submission in response to the stated application.
We do not object to development of the area, however have the following concerns that
require addressing by all stake holders,to preserve this wonderful area of Noosa.
Serenity close and its surrounding beauty have evolved slowly and quietly over a period of
time. Owners and small boutique apartment complexes have coexisted harmoniously.
A large resort and Hotel substantially changes the entire dynamic of the area.
COUNCIL IN DEALING WITH THE IMPACTS OF THIS APPLICATION HAVE A DUTY OF CARE IN
REGARDS TO THE FOLLOWING.
WE ASK THAT THEY CAREFULLY CONSIDER THE FOLLOWING POINTS RESPECTFULLY.
TRAFFIC IMPACTS. Road and foot traffic volumes. guests, service agents , visitors and local
residents all share a narrow road and path system ,which is barely adequate .
The Cape Boulevard developers talked up a river board walk many years ago at the end of
the biosphere walk where the jetty is located . To this day ,no action.
Grant Street is poorly serviced by paths and Katharina Street is no better.
We have a 30 year old son who uses a wheelchair, and we have often been placed in
danger by vehicles as we navigate our way down to the junction, or up towards Hastings
Street.
This complex will only increase the risk.
Council and the developer are jointly responsible for positive outcomes to enhance the
Noosa experience for all. t.
The developer is also responsible for guest experiences, nothing on the plan caters for
elderly or disabled guests to enhance their stay or safety, to our knowledge.
lf in fact Council do not enforce positive traffic experiences for all, the Noosa Brand suffers,
and they are not being true to their own stated vision.
Partnerships are a shared responsibility in this instance between developer and Council .
The Lions park junction walk will have no positive outcome for this development without
infrastructure to provide connectivity.
POWER AND SEWERAGE
We also have concerns in regards to power and sewerage issues.
The pumping station at the bottom of Grant Street has been problematic in recent years.
SUMMARY
OUR CONCERNS ARE NOT ABOUT WHAT EFFECTS US PERSONALLY
RATHER THAT WHAT IS DEVELOPED IS COMPLEMENTED WITH INFRASTRUCTURE THAT
SERVES ALL OF THE COMMUNITY AND VISITORS INTO THE FUTURE .
FOR COUNCIL AND THE DEVELOPER RETURN BUSINESS AND POSITIVE EXPERIENCES tN
NOOSA WILL KEEP THEM COMING BACK FOR MORE OF OUR SLICE OF HEAVEN.
