Submission re MCU12/0216

Dear Mr Brennan,

Please find below my comments for you to consider in the assessment of the above Development
Application for a Material Change of Use at 271 Lake Macdonald Drive.

There is a very serious inconsistency between part 2 of 2 Traffic Impact, and the Information Re-
quest Response dated April 2, 2013 involving traffic movements amounting to a difference of
30,000 vehicle movements a year. This seriously casts doubt on the accuracy of the whole Traffic
Impact Study.

I seriously doubt that there were 32,400 vehicle movements per year when the brickworks
were in operation having lived in the area 17 years and not ever noticing a truck every 10
minutes on the way into Cooroy, whilst in Cooroy or back again. So that also casts doubt on
the accuracy of the information in the Information Request Response.
It’s hard to make an accurate comparison on the impact on the road surface, noise and dust when
it’s not stated what trucks with or without dogs were used during operations at the brickworks.
The Notice of Commencement is hard to see. It is off the road at Gate 4 of the brickworks site
on Lake Macdonald Drive. It doesn’t jump out at you that it is a sign of major importance to lo-
cals.
Only people who live beyond the brickworks out towards Forest Acres would see the sign if it
was well posted which it isn’t. Residents along the haulage route would have no reason to drive
past the brickworks most of the time.
This road is regularly used by cyclists, school buses, people taking their children to and from
school, and people going to and from work. The addition of 100 truck journeys will cause
safety issues to all of them as well as causing delays to all who travel on Lake Macdonald
Drive.
Anecdotally I have heard from a resident in the Belli area that the truck drivers’ standards of
driving in that area show little or no consideration for other road users and it is a concern that
this may well be the case on Lake Macdonald Drive if this proposal is approved.
Thank you for your consideration.
