Dear Nadine
Re: MCU20/0024 & OPW20/0055
Lot 320 P93113 #3 Avocet Parade, Peregian Beach
We have reviewed Council’s recent information request dated 29 April 2020 and provide comment and response
to the Engineering items raised: -
Item 12 – Footpath, Kerb and Channel
The proposed works will use the approximate location of an existing driveway as means of accessing
the site. This will see minimal works to the existing edge of bitumen which allow for the existing edge
of road flow paths to be maintained.
The proposed additional impervious area created by the additional dwelling will not increase the
stormwater runoff from the site as we are proposing to utilise infiltration to reduce rates of runoff from
the site. With these factors considered we don’t believe kerb and channeling to the site front is
warranted. The proposed works will have negligible impact on the road reserve in its current form which
is typical and functional for that area of Peregian Beach.
The existence of a number of street trees and two electricity poles within the road verge fronting the
site will greatly impact the construction and alignment of a footpath across the frontage of the site. An
existing section of footpath fronting No. 14 on the western side of Avocet Parade suggests the obvious
location for a single continuous footpath would be on that side of the road. The road reserve isn’t wide
enough to warrant footpaths on both sides of the road.
Item 13 & 14 – Site Lines and Existing Driveway
We have included site measured site lines from the proposed driveway location on our revised
documents (enclosed). There will need to be removal of some existing vegetation within the property
and the road reserve. This is indicated on the enclosed plans.

In referencing AS2890.1-2004 we have used a frontage road speed of 40km/hr. This is due to the tight
radius a car must travel through when approaching the proposed driveway. This will limit the vehicles
speed to probably less the 40km/hr. The minimum site distance at this speed is 30m which, is
achievable as shown on our revised documents.
Following further inspection of the site it has been decided to replace the existing section of internal
driveway. This has been shown on our revised documents.
Items 15 & 16 – Stormwater Treatment and Levels
The site area is less than 2500m2 which is the trigger for stormwater treatment. Regardless, we have
proposed the inclusion of a water tank for capture of roof runoff and re-use and the construction of inline
infiltration pits. These will in part limit nutrient and gross pollutant runoff from site.
We have included some additional surface levels on the proposed driveway drawings to confirm the
adequacy of the proposed stormwater drainage infrastructure.
We trust the above information and enclosed revised drawing will address Council’s request for information.
Please don’t hesitate to contact the undersigned should further information be required.
Yours faithfully
