Dear Sir/Madam
Re: Application Reference: MCU20/0115

I am writing in regard to a development approval for a material change for short term accommodation at 3 Robert Street, Noosaville – Application Reference: MCU20/0115.

I have been the owner of 3/9 Robert Street, Noosaville, since 2018 and live in my residence on a full-time basis. I am extremely concerned about the implications of allowing 3 Robert Street to trade as an Airbnb. I use the word trade as potentially a residential house is being used as a business whilst being located in a residential area.

My main concern is the potential for increased noise, affecting my everyday lifestyle and mood. 3 Robert Street is a large house with the ability to hold multiple families at any given time. This noise will be unsupervised both at night and in the day. For example, across from 3 Robert Street are the Como Apartments which are professionally managed onsite with strict noise control in place, especially after 9pm. 3 Robert Street will have no onsite Manager, therefore, if noise escalate, adjoining neighbours will be forced to ring 000 for assistance, utilising valuable policing time. Late night parties will be a source of burden and anxiety for me as I am a light sleeper and work in a demanding job.

With the ability to house several families, car noise/parking may be a problem with several cars potentially coming and going frequently throughout the day and night.

The townhouse complex I live in has four townhouses where the other three are Airbnb. I have experienced noise from late night parties, parking issues, and people coming and going at all hours. Even with guest numbers restricted to 2 guests, noise levels can be significantly high (higher than a normal residential area as people are on holidays, keep longer hours than people needing to work the next day. An Airbnb that caters for multiple families will have exponential noise.

Please take my situation into account when deciding on the material change application for 3 Robert Street, Noosaville as my way of life will most probably be impacted dramatically if this residence is changed from residential status to an Airbnb business.

Kind regards

Penny Hayes
