PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 SEPTEMBER 2017 4. CONCLUSION The dwelling situated at 35 Seaview Terrace, Sunshine Beach contains numerous non-complying issues within the original development of the site. The proposed changes to the dwelling seek to rectify some non-compliant issues. The roof height will be altered and conditioned to ensure the overall building height is reduced from 10 metres to 9 metres. The intrusions into the setbacks are minor and do not significantly impact on adjoining residents amenity. The site cover remains substantial but the buildings bulky appearance has been softened somewhat by some cosmetic alterations. It is also considered to be unreasonable and structurally unviable to reduce the site cover and unwarranted as the building reasonably sits into the hillside as evidenced by the lack of objections to this dwelling. The conditions recommended will minimise the excessive bulk of the building to the surrounding neighbours and the streetscape. A property note is proposed to be included to highlight the non- compliant driveway to future prospective owners. After several years from the initial development of the site, the final alterations and conditions will provide an improved outcome in regard to the appearance of the site. The proposal is therefore recommended for approval with conditions.
