Noosa Civic Expansion

3.2 Local Government Environmental Regulatory Instruments
Relevant mapping of the Planning Scheme that identifies ecological values and considerations for the Study
Area include:
> The Planning Scheme Strategy Map (Map SM) shows part of the Study Area mapped as the Shire
  business centre and part of the Study Area mapped as Area of Ecological Significance;
> The Noosaville Locality Plan (Zone Map ZM8) shows Lot 3 on SP246584 is zoned partly in the Shire
  Business Centre and partly Open Space Conservation Zone;
> Shire Business Centre (Map Sbc) shows the area as predominantly zoned for employment and business.
  The drain in the west of the Study Area is zoned as open space (identified as ‘OS7’). The northern
  portion of the lot is zoned for recreation and mixed use;
> Map 4 (Open Space Networks) within the Noosa Plan shows the southern (alluvial) portion mapped as
  ‘Open Space Corridors’ and ‘Existing Native Vegetation’;
> The Noosaville Biodiversity Overlay (Map OM8.1) shows the entire Study Area mapped as a 'koala
  habitat area'. Most of the Study Area is also mapped as an 'environmental enhancement area' and with
  the exception of the southern (alluvial) section which is mapped as an ‘environmental protection area’;
  and
> Schedule 7 Map - Koala Habitat Areas shows Lot 3 on SP246584 mapped as an ‘Urban Koala Area’.
It is noted that an existing environmental covenant (Covenant J on SP182845 - Figure 1) applies to much of
the area identified as OS7 in the Shire Business Centre, but also includes minor areas outside of the area
identified as OS7.
