Change Application Statement
The following reasons support this request;
• The proposed patio roofs are located on existing concrete slabs that were approved as part of the
original development as an alfresco and will not increase the already approved building footprint;
• All existing side boundary setbacks are maintained;
• The proposed development will not cause a nuisance or loss of safety for residents of adjoining
properties as the use of the outdoor alfresco space is unchanged;
• The proposed patio roofs are adequately setback from the boundary and will not cause any
overshadowing to adjoining properties;
• The proposed patio roof’s will encourage increased liveability and amenity to the residents of the
existing units without impacting on the adjoining properties;
• The open nature of the structure ensures that the bulk and scale of units is not further
increased but enhanced by adding depth and articulation to the rear wall of the existing
building.
• The Patio Roof’s are expected to reduce solar heat gain on the existing living areas in the units. The
dwellings will still maintain adequate daylight and ventilation to habitable rooms
Given the above, it is considered appropriate that the attached plans be deemed generally in
accordance under MCU 16/0043 to include the attached plans under Condition 2.
Yours sincerely,
