Re: MCU19/0066: 2197 David Low Way Peregian Beach

Dear Team at Noosa Council,

I have been asked by Patrick Murphy to outline our intentions regarding my office premises located at
2197 David Low Way.

We took the property lease of the Peregian Garden Centre over at the end of January with the intention
to reopen this Centre for the local community. As it previously changed hands quite a few times due to
profitability it seem logical to incorporate additional usage which was discussed with the current owner
Bill who also runs the Sheepskin and Opalworld business on the premises.

Was per our lease we then proceeded to divide the existing building up in my Real-estate Office and a gift
shop with a coffee bar.

My Real Estate office is 30sqm, the kitchen 3sqm and the remaining 22sqm are used as Garden Center
Gift Shop offering pots and indoor plants and a servery for clients. (Refer to attached plans)

We have offered our clients a table with 8 seats to enjoy the surroundings located within our Garden
Center and a 2 seater sitting area next to my Realestate office. We do not prepare any food on the
premises all we offer are muffins delivered form a local bakery.
We had a visit from Tony Steer the Environmental health officer who was overall satisfied with one minor
recommendation to install a paper towel dispenser which was promptly attended to.
As for my Real Estate business have no intention of growing it with personnel as I am an Associate to
@realty with only one PA.

Car parking is no issue as we have 3 staff car parking spaces in the back and most of the time I walk to my
workplace. Client car parking is no concern as there is ample of dedicated car parking at the front.
