Any application would need to include:
A Traffic Management Plan. The plan must be prepared by a suitably qualified person and
include but not be limited to:
                         • Heavy vehicle movements. Detail to demonstrate that the access and exit of heavy
vehicles does not adversely affect the functionality of Eumundi Noosa Road.
                         • The impacts of the proposed access/exit on existing infrastructure (bus stop,
carparking, services) and any necessary modifications or relocations. It is noted
that the aces driveways indicated on the submitted concept plans appear to be
excessive and it is recommended that the driveways be kept to the minimum width
required. It is also noted that the exit driveway may restrict access to the adjoining
carparking area to the west of the site. No easement exists through the adjoining
property to 1 Rene Street, we are currently investigating the Development
Approval for 1 Rene Street to further clarify potential access arrangements.
                         • Detail to demonstrate that heavy vehicle movements within the site for servicing
and deliveries are functional with reversing movements kept to an absolute
minimum. Waste collection must be in accordance with Council’s waste collection
                             requirements
                         • Carparking requirements

A Stormwater Management Plan. The plan must be prepared by a suitably qualified person
and include but not be limited to:
                         • Detail to demonstrate how stormwater runoff from the buildings and hardstand
areas will be collected, treated and discharged. This includes any specific
                            requirements for the proposed use.
                         • Demonstrate a lawful point of discharge and that any downstream drainage system
has the capacity to cater for the additional runoff from the site. It is noted that there
is no obvious downstream drainage system noted on Council’s mapping system
