Dear Sir
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	OPW20/0132
Street Address:	7 Allambi Rise Noosa Heads Qld 4567
Real Property Description:	Lot 63 RP 52918
Planning Scheme:	Noosa Plan 2020 (31 July 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue
The submitted longitudinal sections indicate that minor earthworks are required within the road reserve and more significant earthworks are required within the site for the construction of the driveway. The plan does not clearly indicate the extent of the earthworks in the road reserve and the retaining structures within the site.
Please note that Council will not support private retaining structures in the road reserve.
Information Required
Indicate on the plan:
The extent of earthworks in the road reserve to smoothly match with the existing adjoining verge areas. Please note that the works must not create a trip hazard, create ponding of stormwater or direct stormwater runoff on to any adjoining property
The extent of earthworks and/or retaining walls within the site.
Issue
The longitudinal section has a number of changes in grade in the road reserve and Council has some concerns with the ability for a standard passenger vehicle (B99 as described in AS/NZS2890.1:2004) to travel along the driveway without scrapping or “bottoming out” either on the road formation or the driveway.
Information Required
Provide sufficient detail to demonstrate that a standard passenger vehicle (B99 as described in AS/NZS2890.1:2004) can enter and exit the site without scrapping or “bottoming out” either on the road formation or the driveway.
due date for response to information request
The due date for providing the requested information is 28 December 2020. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
