A Local Hazard Map has been prepared consistent with the State Planning Policy – Natural Hazards, Risk and Resilience – Technical Manual – A ‘fit for purpose’ approach in undertaking natural hazard studies and risk assessments. The Local Hazard Map has identified that the development footprint is captured within a Low Potential Bushfire Intensity Area. The bushfire hazard mapping in both the Noosa Plan and the State Planning Policy have extended a Medium Potential Bushfire Intensity Area across existing cleared areas within the site and the adjacent showgrounds and therefore the potential bushfire risk has been over- exaggerated within the site. It is noted that the western site extent is to be revegetated as part of the development proposal. The extent of revegetation corresponds with Council’s riparian buffer overlay which is separated from the nearest built element of the development (i.e. the Lot 10 building envelope) by more than 100m and therefore will not introduce an unacceptable future bushfire risk to the development. As per the Planning Scheme Policy for Natural Hazards, if a site-specific bushfire hazard assessment results in the development being located within a Low Hazard Area, no further action is required as the provisions of the Bushfire Hazard Overlay Code do not apply. © 2021 14
