PF80 - Cooroy Care Farm
28 May 2018 Ref. No. 2017.0616

2 THE SITE
       2.1 Proposed development
RPS, BVN and the design team have developed a masterplan for the Cooroy Care Farm development.
The proposed development consists of a multi staged development for an 80-100 bed facility comprising
of dementia care, transitional care and a respite facility. The current masterplan is included in Appendix
A. The project will be delivered in stages although these are yet to be fully defined. Please refer to
indicative staging in Appendix B.

2.2 Existing and Surrounding Land Use
The site consists of three large rural lots with small self-sufficient houses. There is a railway corridor to
the north and Bruce Highway to the south, however it is anticipated that the site will not impact either of
these assets.

       2.3 Topography
The site is generally steep with grades mostly between 10-15%. The site is partially located at the crest
of the road and falls to the creek/gully at the rear of the properties. The highest point of the site is 126m
AHD, and falls away to 111m AHD at the back of the site. There is an existing dam with an overflow
spill point in the centre of the site and a further minor gully in the SE corner. Survey of the site is
included in Appendix C.

       2.4 Existing Services
There are currently no existing services on site. Existing lots are self-sufficient

       2.5 Vegetation
The site is mostly clear of undergrowth with larger trees remaining. The majority of vegetation is located
around the existing creek/gullies which run through the site. The proposed development will retain, as
far as practical, existing vegetation.

       2.6 Soils
No information on site soils was available at the time of writing. A detailed geotechnical investigation
would be completed as part of detail design.

       2.7 Flooding
The entry to the site is on a ridgeline and is not subjected to flooding from adjacent lands. The rear of
the building footprint appears to be set back from the creek corridor and outside of the available Noosa
City Council flood mapping extents.
