DEVELOPMENT APPLICATION FOR MATERIAL CHANGE OF USE –
UNDEFINED USE – ‘NOOSA MARKETPLACE’ AT 2-18 AND 20 HOFMANN
DRIVE, NOOSAVILLE, FORMALLY DESCRIBED AS LOT 1 ON SP222982 AND
LOT 4 ON SP246584
We act on behalf of Noosa Spotlight Property 2 Pty Ltd. In accordance with Section 50 of the Planning
Act 2016, please find attached a ‘properly made’ Impact Assessable Development Application seeking
an approval for for an Undefined Use – ‘Noosa Marketplace’ at 2-18 & 20 Hofmann Drive, Noosaville.
We enclose the following information in support of this application:

•   DA Form 1 (Attachment 1);
•   Owner’s consent (Attachment 2);
•   Town Planning Report (Attachment 3);
•   Appendix A – Title, EMR, CLR Searches;
•   Appendix B – Architectural Drawings;
•   Appendix C – Noosa Assessment Benchmark Assessment;
•   Appendix D – SDAP & SPP Checklists;
•   Appendix E – Previous Approval;
•   Appendix F – Economic Impact Assessment;
•   Appendix G – Landscape Design Concept;
•   Appendix H – Traffic Impact Assessment;
•   Appendix I – Engineering Services Report; and
•   Appendix J – Integrated Water Management Plan.

The applicable Development Application fees are currently the subject of discussions between the
applicant and Kerri Coyle, Manager – Development Assessment. We expect this to be resolved next
week so respectfully request that an Action Notice not be issued for non-payment of the development
application fee prior to its confirmation.
