     2.1. Existing Site Description & Drainage
The existing site, known in real property terms as Lot 43 RP 139776, is located at 12 Wyandra Street. The existing
site contains a residential dwelling with a site area of 762m². The site is bounded to the north by Wyandra Street
road reserve with the remaining surroundings being residential properties.


     2.2. Existing Drainage Patterns
The subject land is near the top of the catchment, with the natural surface at the site falling to the south-west at
between 10% to 15%.
The surface run-off from the existing developed site typically drains as overland sheet flows across the property. An
existing dwelling located in the centre of the site acts as a barrier to overland run-off causing flows to concentrate
along the north and south ends of the site. Due to sandy soils present in the locality, the run-off is likely to infiltrate
as it is conveyed downstream, discharging across the southern and western boundaries into the adjacent properties.

Roof run-off is conveyed by downpipes below ground to an outlet within the Wyandra Street frontage kerb observed
as the discharge point for these pipes. There is no further stormwater infrastructure identified in the vicinity of the
site and property frontage.
